Property and Portfolio Management
Tenant finding:
Included in our tenant find package are:
- Marketing according to the Seraph Estates policy.
- Accompanied viewings unless you wish to do the viewings yourself.
- Interviews of all potential tenants that wish to take up tenancy in the property.
- References of all potential tenants that wish to take up tenancy in the property and if necessary take additional security by means of a guarantor.
- Preparation of the tenancy agreement according to current legislation and include additional points if requested by the landlord and they are legally enforceable.
- Collection and transferral of the first month's rent minus fees and expenses.
- Collection of the bond and transferral of it to the appropriate agency.
The current fees charged on tenant finding only is 50% of the first months rent with a minimum of £300.
Maintenance Service
We offer our maintenance service on a single job-basis or included in property management.
- We have a dedicated maintenance team and contractors

- They cover: General Property Maintenance, Plumbing, Electrical Work, Redecorating, Refurbishments, Property Development
- You receive full reports and updates on the statuses together with quotes and timescales
- You also get expert advice and suggestions on how to improve your property to maybe increase the rental or sales value.
Included in the Property Management - Maintenance Service
- Initial inspection of the property and the setting of a spending allowance
- Regular inspections, 16 weekly to determine the state of the property and any possible work that is to do
- Jobs within spending limit get done promptly with you being updated on the status regularly
- Jobs above spending limit: Quotes will be discussed with you and we will advise you how necessary and important each of the jobs are.

Taking as much or as little of your hands as you wish when it comes to the management of your property
