Tenants

Included in our tenant find package are:

• Property assessment (link to property and rental valuation page)
• Marketing according to the Seraph Estates policy.
• Accompanied viewings unless you wish to do the viewings yourself.
• Interviews of all potential tenants that wish to take up tenancy in the property.
• References of all potential tenants that wish to take up tenancy in the property and if necessary take additional security by means of a guarantor.
• Preparation of the tenancy agreement according to current legislation and include additional points if requested by the landlord and they are legally enforceable.
• Collection and transferral of the first month's rent minus fees and expenses.
• Collection of the bond and transferral of it to the appropriate agency.

The current fees charged on tenant finding only is 50% of the first months rent with a minimum of £300.
